Stellar Wins $5.2M Regency Poker Room Build Out

JACKSONVILLE, Fla. (SEP. 01, 2011) – Stellar, a fully-integrated firm focused on design, engineering, construction and mechanical services worldwide,
has been awarded a contract to convert the former Garden Ridge store at 201
Monument Road to a poker room.

On August 18, Stellar received the city of Jacksonville building permit for a tenant build-out of a nearly 70,000 square-foot property located across the road from Regency Square Mall. The City property records note the property was built in 1992 and has 143,000 square feet of heated area. The permit lists Michael S. Koppenhafer of Ponte Vedra as the architect.

Monument Road LLC paid $3.5 million for the 15.6-acre property from Ocean Front IV LLC who paid $7.9 million for it in 1997. The deed lists Monument Road Landlord’s address as 455 Park Avenue, which is home to the Orange Park Kennel Club. The poker room and betting facility will be operated by Jacksonville Kennel Club, which also owns the Best Bet at St. Johns Greyhound Park.
